WALTON POND DEVELOPMENT
NOTE:

220 ACRES)
This Project consists of an
annexation and a mixed use zoning of approximately
240.73 acres located off Highway 81. The City of
Loganville has annexed and approved 42.36 acres, zoned
for commercial use, 20.72 acres, zoned for a condominium
office center, 31.48 acres for 317 units of fee simple
residential town homes which includes a park/lake
setting with an amenity package that will includes
nature trails, swim, tennis, basketball net, and a
playground , and the balance of the property zoned for a
total of 361 units of single family residential housing
which includes a park setting with an amenity package
that will include nature trails swim, tennis, basketball
net, and a playground. The town homes shall be a minimum
of 1400 sq. ft. of heated space with a one car garage
and with brick and/or stone fronts, and brick, stone,
stucco, and/or hardy plank on sides and rear. The single
family houses shall be a minimum of 2000 sq. ft. of
heated space with a two car garage and with brick and/or
stone fronts, and brick, stone, stucco, and/or hardy
plank on sides and rear. The single family subdivisions
will include 4’ sidewalks with a minimum of two trees 2"
x 8’ high tree on each lot. This mixed use zoning will
include a collector road with 20’ treed green belt
buffers on each side from Highway 81 to Claude Brewer
Road with a traffic light at Highway 81. A connector
road between the town home property and the commercial
property to Baker Carter Drive will be provided for
access to the local schools.
The Planning Commission had
recommended approval of this proposal with conditions.
There are two conditions clarified. The square footage
requirement for the fee simple town homes stated a
minimum of 2000 square feet of heated floor space, but
because of garages, two story and sloping ceilings in
foyers and great rooms we requested a minimum of 1400
square feet of heated floor to build the submitted
designs. The other condition was the 30% green space in
our single family residential developments which would
includes open space, buffers, and landscape areas
combined equaling more than 70% as submitted.
On August 3, 2004, Walton County
Board of Commissioners approved our request to be
annexed into the City of Loganville. As previously
stated in a correspondence of 11-5-2004, we reserved our
rights as stated therein and we confirmed our commitment
to the City. December 16, 2004 we were granted
our annexation and received zoning approval by the
Loganville City Council as followed:
ANNEXATION, located
off Hwy 81 South, consisting of
approximately 240.73 acres, Map & Parcel
#C21-10 &11 and C23-29 & 30, was granted
approval and annexed into the City of
Loganville as submitted and therein
requested, with the following conditions:
a. The property
owners request and pay for a traffic
light at the main commercial entrance
and Twin Lakes Road.
b. The property
owners maintain a 50 ft. space of
property in Walton County along Hwy 81
to connect adjacent properties in the
county.
c. The proposed
collector road shall have a 50’ right of
way with 20’ green belt common area
buffers on each side. Three species of
trees shall be planted along each side
of the road, rotates and spaced 20’ on
center. A 4’ sidewalk shall be
constructed on each side of the
collector road approximately 10’ behind
the back of curb constructed according
to GA ADA Standards.
COMMERCIAL HIGHWAY
DISTRICT, consisting of approximately
42.36 acres, Map & Parcel #C21-10 & 11 and
C23-29, was granted rezoning approval from
R-44 to Commercial Hwy (CH) as submitted and
therein requested.
OFFICE INSTITUTIONAL
DISTRICT, consisting of approximately
20.72 acres, Map & Parcel #C21-10 and
C23-29, was granted rezoning approval from
R-44 to 0 & I, as submitted and therein
requested.
SINGLE FAMILY RESIDENTIAL
– (CONDITIONAL ZONING), consisting of
approximately 133.71 acres, Map & Parcel
#C21-10 and C23-29, was granted rezoning
approval from R-44 to R-22 Conditional Use
for the development of a subdivision with
open green space, as submitted and therein
requested, with the following conditions:
d. Subdivision shall
contain no more than 157 lots in Walton
Pond Estates and 204 lots in Walton
Creek Estates.
e. Lot size: An
Average of 9000 sq. ft. lots.
f. 50 ft. road
right-of-way.
g. Minimum front yard
setback 25 ft.
h. Minimum side yard
setback 10 ft.
i. Minimum rear yard
setback 35 ft.
j. 4 ft. sidewalk, 2
feet behind curb constructed according
to GA ADA Standards.
k. Entire yards shall
be sodded.
l. A minimum of two
trees, at least 2 inches in diameter and
8 ft. tall shall be planted or preserved
on each individual lot, on in front and
one in rear of lot.
m. Homes shall have
front facades of brick, stone, stucco,
or combination with hardi-plank siding.
Side and rear exteriors shall consist of
brick, stone, stucco, or hardi-plank
siding.
n. Minimum heated
floor space shall be 2000 sq. ft. and
greater plus a minimum of a two car
garage.
o. Must have a
mandatory Home Owners Association for
ownership and maintenance of all open
space including detention ponds and lake
area. The Associations shall jointly
provide a public area for park and lake
access if City should request in the
future.
p. The Homeowners
Association shall provide an amenity
package and recreational area with a
pool/tennis, basketball net, and
playground for the families of Walton
Pond Estates and Walton Creek Estates.
q. Minimum Green
Space as has been submitted.
MULTI-FAMILY RESIDENTIAL
– (CONDITIONAL ZONING), consisting of
approximately 31.48 acres, Map & Parcel
#C21-10 and C23-29, was granted rezoning
approval from R-44 to RM - 8 Conditional Use
for the development of fee simple townhomes,
as submitted and therein requested, with the
following conditions:
r. Shall contain no
more than 317 Units of Fee Simple (Not
Rental) Town homes.
s. Minimum of 1400
sq. ft. of heated floor space plus a
minimum of a one car garage.
t. Town homes shall
have front facades of brick, stone,
stucco, or combination with hardi-plank
siding. Side and rear exteriors shall
consist of brick, stone, stucco, or
hardi-plank siding.
u. Entire yards shall
be sodded.
v. A minimum of one
trees, at least 2 inches in diameter and
